  • Clearing and testing condensate drains and trays
  • Checking fans, belts, bearings and motors
  • Inspecting electrical connections, contactors and capacitors
  • Measuring supply and return air temperatures and checking controls and setpoints
  • Recording defects with photos and recommended actions

What you receive

After each visit you receive a service report for every unit, showing what was done, readings taken and any defects found, ranked by priority. Over time that history becomes a life-cycle record: which units are costing the most to keep running and which should be budgeted for replacement. When replacement makes sense, our installation team can plan it around your operations.

Where it fits with our other trades

Many air conditioning faults are electrical, and ours are fixed by our own electricians without waiting for another contractor. We can also scan HVAC supply boards with thermal imaging to find overheating terminals before they cause a breakdown. Where a building has controls, we check and tune the BMS schedules so plant is not running for empty floors.

How often should commercial air conditioning be serviced?

It depends on the plant and how hard it works. Many commercial systems are serviced quarterly or six-monthly, while high-use or dusty environments may need more frequent filter changes.

Do you maintain systems installed by other companies?

Yes. We start with an inspection and asset list, then service existing split, ducted and packaged systems regardless of brand or installer.

Does refrigerant work need a licence?

Yes. Refrigerant handling in Australia is regulated by the Australian Refrigeration Council (ARC). Eclipse holds ARC refrigerant trading authorisation AU35479, and it is worth confirming this with any contractor who works on your plant.

Can maintenance lower our energy costs?

Clean filters and coils, correct refrigerant charge and sensible control schedules all reduce the energy a system uses to deliver the same comfort.
