Commercial buildings rarely stand still. Tenants move in and out, workstations get rearranged, lighting ages and the switchboard that was fine ten years ago now carries twice the load. Eclipse has been the commercial electrician for offices, shops, medical suites and strata common areas across Western Sydney since 1999.
Why commercial electrical work needs a different approach
In a commercial building, electrical work happens around people who are trying to run a business. An outage during trading hours costs money, a poorly planned fit-out leaves tenants short of power points, and gaps in testing records become a problem at lease end or after an insurance claim. The work has to be planned, communicated and documented, not just done.
Compliance also carries more weight. Emergency and exit lighting is an essential fire safety measure under the NSW Annual Fire Safety Statement, portable equipment should be tested to AS/NZS 3760, and all new circuits must be RCD protected. A commercial electrician should be tracking these for you, not waiting to be asked.
Energy is the other pressure. Older fluorescent and halogen fittings in offices, corridors and car parks use far more power than LED equivalents and fail more often, which means more callouts for lamp changes. Replacing them, and adding sensors or time control in areas that are empty for long periods, reduces both running costs and maintenance visits.
What we do
- Office, retail and tenancy fit-outs, including make-good works at lease end
- LED lighting upgrades and lighting control, including common areas and car parks
- Additional circuits, power points and floor boxes for new layouts
- Switchboard upgrades and RCD installation
- Test and tag, RCD testing and emergency lighting testing
- Fault finding and repairs, prioritised when you call about an urgent fault
- Data cabling and Wi-Fi access points
Where work would disrupt occupants, we schedule it early, late or in stages, and we confirm shutdowns with building management before we isolate anything.
What you receive
Every job closes out with the documents you need: certificates of compliance for installation work, test results, updated circuit schedules on the switchboard and photos where they help. For recurring testing we keep an asset register so due dates are visible and nothing quietly lapses. Property and strata managers can pass these records straight to owners, auditors or insurers.
Where it fits with our other trades
Commercial jobs almost always touch other systems. A fit-out needs air conditioning moved or rebalanced, new offices need access control on the doors and cameras need network points. Our HVAC team and security installers work alongside our electricians, so one contractor coordinates the lot and you deal with one point of contact and one invoice.
For buildings with ongoing needs, a maintenance contract rolls electrical testing, HVAC servicing and security checks into a single schedule. We also work with office and retail and strata clients on longer-term upgrade plans.
