Most facility managers juggle separate contractors for test and tag, emergency lighting, air conditioning servicing and CCTV. Each has its own schedule, its own report format and its own invoice, and when a problem crosses trades, nobody owns it. An Eclipse maintenance contract puts planned electrical, mechanical and security maintenance for a site, or a whole portfolio, under one contractor that has been working across Western Sydney since 1999.
Why consolidate your maintenance
Compliance tasks run on different cycles. Emergency lighting needs inspection and discharge testing every 6 months under AS/NZS 2293. Test and tag intervals under AS/NZS 3760 range from 3 months on construction sites to 6 months in workshops and up to 5 years for low-risk office equipment. HVAC plant needs regular servicing, and switchboards benefit from an annual thermal scan. Tracking all of that across several contractors is where due dates slip and records go missing.
The Annual Fire Safety Statement makes the gaps visible. Emergency lighting is an essential fire safety measure in NSW, and the records need to be current when the building is assessed. Insurers and auditors increasingly want the same evidence for electrical testing and switchboard condition.
What the contract covers
We start by building an asset register for each site: switchboards, portable equipment, emergency fittings, HVAC units, cameras, alarm panels and access control hardware. Each asset gets a service frequency, and we build the schedule around your operations. Typical scheduled tasks include:
- Test and tag and RCD testing at intervals matched to each environment
- Emergency and exit lighting inspection and discharge testing, with logbooks
- Thermal scans of main and distribution switchboards
- HVAC servicing for split, ducted and packaged systems, plus BMS schedule checks
- CCTV health checks: camera views, recording, retention and drive condition
- Alarm and access control testing, battery checks and user list reviews
Where visits can be combined, they are. One site visit might cover test and tag, emergency lighting and a CCTV check, which means fewer disruptions for occupants and fewer site inductions.
Reactive work and a single point of contact
Contract clients have a named contact at Eclipse, and their reactive work is prioritised. When something fails, you make one call, and because our electricians, HVAC technicians and security installers work from the same Minchinbury workshop, the right person attends without you working out which trade the problem belongs to. An air conditioner that keeps tripping, for example, is diagnosed by one team rather than bounced between two.
What you receive
- An asset register for each site, kept current as equipment is added or removed
- A forward schedule showing what is due and when
- Reports after each visit, with results, defects and recommended actions ranked by priority
- Test records and logbooks ready for your fire safety practitioner and insurer
- Quotes for defect repairs, so you approve work before it proceeds
- One consolidated invoice across all three trades
Over time the records give you a life-cycle view of your assets, helping you budget for switchboard upgrades or plant replacement before breakdowns force the decision.
Who it suits
Maintenance contracts suit warehouse and logistics operators, strata and property managers, and office and retail portfolios across Western Sydney and Greater Sydney. The scope is built around your sites, whether you manage one building or many.
